What is a Tenant/Buyer?
A tenant/buyer is looking for a nice, clean, pretty home to buy. They are serious tenant/buyers because they have paid a reasonable substantial amount towards the purchase of the house to move in. This is how we are paid in this agreement. A tenant/buyer is different from a renter in this aspect. They have a vested interest in buying the home and making on time lease payments to receive rent credits.
 
 
What is rent credits?
In return for the tenant/buyer making on time lease payments and being responsible for all repairs on the house, the homeowner provides rent credits towards the purchase of the home. This helps the tenant/buyer prepare for purchasing the house. These credits go towards the purchase price of the house and can pay for closing costs or go to a down payment.
 
How can I be assured the tenant/buyer will purchase my home?
Unfortunately, there are no guarantees. Even with selling your home with a realtor, the buying party’s loan could fall through at the last minute. The buyers may want you to fix everything in the home. Our tenant/buyers are buying the house “as is” and know what they are getting. Since our tenant/buyers are paying a substantial amount up front, it provides them only with an incentive to buy your home. If they do not buy your home, they loose all the money they have put into the purchase, including rent credits. Worse case, you have had your loan payments made and do it all over again. And in the mean time, your loan balance is getting smaller and smaller.
